We don't publish bank rates — we have no rate feed, and a number that's weeks stale is worse than none when it's the biggest cost in the purchase. Rates move with EIBOR and are set per applicant. Ask each bank for these four things and you can compare offers properly:
The reversion rate, not the headline
Most UAE mortgages are fixed for an intro period, then revert to EIBOR plus the bank's margin. That margin is what you live with for most of 25 years — the intro rate is a teaser.
The margin over EIBOR
Quoted as EIBOR + x%. Two banks with the same headline can differ by a full percentage point after the fixed period ends.
Early settlement cost
Capped by the CBUAE at 1% of the outstanding balance or AED 10,000, whichever is lower. Banks differ within that cap, and it matters if you might sell or refinance.
Arrangement and valuation fees
Typically around 1% of the loan plus a valuation fee. A lower rate with higher fees can cost more over a short hold.
