Terms of Service
The terms on which the PropDirect pre-launch prototype is made available to you. You accept these when you create an account.
What PropDirect is
PropDirect is a UAE property platform: a place to list, discover and progress property transactions, with AI that prices listings, prepares paperwork and guides each step. It is currently a pre-launch prototype running on demonstration data.
What PropDirect is not (yet)
PropDirect is not currently a licensed real-estate brokerage and does not itself perform regulated brokerage acts. Regulated activities — advice, negotiation, filing a Trakheesi permit, signing the RERA forms — require a licensed broker, and any such steps are performed by a licensed party, not by PropDirect. Nothing on the platform is investment, legal or tax advice.
Using the platform
- Give accurate information. When you list a property, you confirm you have the right to list it.
- Don’t upload documents you have no right to share, or misrepresent a property.
- Don’t attempt to disrupt, scrape or misuse the service.
Your account, and keeping it secure
- One account per person, in your own name. Accounts aren’t transferable, and you may not share your login or let anyone else act under it. An agency seat belongs to the individual it was issued to.
- You’re responsible for your password and for everything done from your account. Choose a password you use nowhere else, and tell us immediately at security@propdirect.ae if you think someone else has access.
- You can review recent sign-in attempts on your profile at any time, and sign every device out from the same page. If you see a sign-in you don’t recognise, do both, then change your password.
- Don’t probe, scan or test the security of the platform, try to reach data or accounts that aren’t yours, or automate access to it without our written agreement. Found a vulnerability? Report it to the address above — we’d rather hear it from you.
- We may suspend an account immediately where we believe it has been compromised, is being used to misrepresent a property, or is being used to break the law. Where we can, we’ll tell you why.
Closing your account
Accounts are closed by us rather than by a button, because closing one touches records — listings, offers and transaction history — that other people and, in some cases, regulators rely on. Email privacy@propdirect.ae and we’ll close it and remove your personal data, keeping only what UAE law requires us to keep and for no longer than it requires.
AI prices, scores and documents
Parts of the platform are generated by models: price estimates, deal scores, cost breakdowns and draft paperwork. These are estimates and drafts, not a valuation, a survey, or legal advice, and they can be wrong. A formal valuation must come from a RERA-approved valuer, and a document that binds you should be read by someone qualified before you sign it. Where we show a figure, we try to show what it is based on — treat the basis as part of the number.
Listings, permits and what you warrant
- When you list, you confirm you have the right to market that property, and that what you say about it — price, size, condition, photographs — is accurate and yours to publish.
- Where an emirate requires a permit to advertise, the permit number you give us must be genuine and current, and issued for that property. We check what we can and remove listings we can’t stand behind.
- Regulated work — advising, negotiating, filing a permit, signing the RERA forms — is done by a licensed party, not by PropDirect.
We never hold your money
PropDirect does not take deposits, hold client funds, or operate an escrow account. For an off-plan purchase, your payments go to the project’s own escrow account held under Law 8 of 2007 — the developer’s account, at their bank, supervised by the regulator, never ours. Anyone asking you to pay PropDirect a deposit is not us; tell us at once.
Agent subscriptions
Agent plans are billed monthly and can be cancelled at any time, taking effect at the end of the period you have paid for. A plan includes a number of new listings per month: renewing or editing a listing you already have is free and doesn’t count, an unused allowance doesn’t roll over into the next month, and listings created beyond the allowance are charged per listing at the rate shown on the Pricing page. Listings you have already published stay published — we do not take them down because an allowance ran out or a trial ended.
Fees
PropDirect charges real-estate agents subscription plans (see Pricing). Buyers, sellers and tenants don’t pay PropDirect a fee to use the platform; any agent commission is agreed directly with your agent, separately from PropDirect. Nothing is charged for creating a draft listing.
Pre-launch, provided “as is”
Because this is a pre-launch prototype, the service is provided as-is and may change, pause, or show demonstration data. We don’t warrant that it will be uninterrupted or error-free, and to the extent permitted by law we’re not liable for losses arising from use of the prototype. The finalised terms will be published before launch.
Governing law
