How you qualify
Ready property from AED 2M

A completed home (or several) with a combined value of at least AED 2,000,000 on the DLD title deed.

Off-plan from an approved developer

Under-construction units count too, where the registered purchase value reaches AED 2M.

Mortgaged property

A financed purchase can qualify — the property value must clear AED 2M and lenders issue the letter the application needs.

Combined holdings

Values can be added across more than one property to reach the AED 2M threshold.

The AED 2M figure is the current property-investor threshold set after the April 2022 reforms. Government thresholds can change — treat this as guidance, not a guarantee.

Common questions
Does the property have to be paid in full?

No. A mortgaged property can qualify as long as the value reaches AED 2M. Your lender provides the finance letter the application requires.

Can off-plan count?

Yes — units bought from approved developers count where the registered purchase value is AED 2M or more.

Who in my family is covered?

The 10-year visa can sponsor your spouse, children, and — under current rules — parents and domestic staff.

Will I lose it if I spend time abroad?

The Golden Visa has no minimum-stay requirement, so extended time outside the UAE does not void it the way a standard residence visa can.
