The handover share is the part people get wrong
Most buyers plan to mortgage the final 50%. Banks lend on off-plan at handover, and they lend against the valuation on that day — not against what you paid at launch. If the valuation comes in lower, you cover the difference in cash.

What is not in this plan
Interim registration is shown; service charges start at handover, and the developer’s own admin fee is on top. A guide, not an offer — your developer’s actual schedule governs.
Where the money goes
In Dubai, Law 8/2007 requires your instalments to go into the project’s registered escrow account, released to the developer as the build hits its milestones. The other emirates have their own escrow rules. PropDirect never holds any of it.
What it does 3
Prices four common payment-plan shapes against the price you enter
Says what triggers each instalment: signing, a certified construction stage, handover
Adds the land department's Oqood registration fee on top
What it never does 3
Holds or moves any of your money: instalments go to the project's escrow account
Receives your developer's own schedule: theirs governs
Reserves a unit or makes an offer
What it refuses 3
To call a shape your project's registered plan
To guess what the unit will be valued at on handover day
To say a project's escrow account is verified: no account numbers are published
