What is due, and when
Sharjah Municipality attestation is what makes the contract real: without it there is no utility account, no residency visa on it and no dispute you can bring. It follows signing, and PropDirect does not lodge it.yours
No increase at all in the first three years of a tenancy. After that an increase may be applied, and then not again for a further two years, and it should reflect market value. Notice must be given 90 days before the contract ends, in writing.INDICATIVE. We have this from a single secondary source rather than from Sharjah's own published legislation, so treat it as what to ask about rather than as settled. Checked 2026-09-07.indicative
Handover: no move-in report or photographs are kept here. Photograph every snag on the day you get the keys, and send them to the landlord in writing.
Once there is a contract, the date you must decide by — renew, renegotiate or leave — shows here.
Utility and chiller accounts are opened in your name with the registered contract and your Emirates ID. They are not tracked here.yours
The contract, its signatures, the cheque schedule and the registration number you record — on your tenancy page, each dated.
No index reading is kept for your building: the rent-rise rule above is the emirate's, and what homes like yours rent for is on the rent pages, from registered contracts.
No reminder is sent before renewal — to you or to the landlord. The dates are on this page.
Nothing is sent to the landlord in your name unless you send it.
