Before a home reaches a page
Advertising permit — the permit number is recorded on the listing, and a sale, rental or off-plan listing without one is flagged. Checking it against the emirate's register automatically is not live yet.
Paperwork behind the price — every listing carries a signed ownership declaration from the owner. Matching the title deed to the unit runs once a deed has been read; until then that check returns nothing.
One home, once — near-duplicate posts of the same home are found by comparing their text in the database, and flagged on the listing.
Photos — a photograph reused from another live listing will be caught once photos are indexed; that check runs today and finds nothing yet.
What we say, and what we never say
- A value reading comes from registered transactions in the same area, with the count shown.
- Where there are too few sales, Hala says so and prices nothing — an average of the city is not a valuation.
- No “guaranteed return”, and no escrow called protected while the escrow rail is not live.
- The number of homes held back is not published — we keep no such count, so a figure there would be an estimate.
