How we check

What a listing must show to be on this site, and what we refuse to publish

Hala's decision for you

Hala is reading the figures on this page…

Before a home reaches a page

Advertising permitthe permit number is recorded on the listing, and a sale, rental or off-plan listing without one is flagged. Checking it against the emirate's register automatically is not live yet.

Paperwork behind the priceevery listing carries a signed ownership declaration from the owner. Matching the title deed to the unit runs once a deed has been read; until then that check returns nothing.

One home, oncenear-duplicate posts of the same home are found by comparing their text in the database, and flagged on the listing.

Photosa photograph reused from another live listing will be caught once photos are indexed; that check runs today and finds nothing yet.

What we say, and what we never say

  • A value reading comes from registered transactions in the same area, with the count shown.
  • Where there are too few sales, Hala says so and prices nothing — an average of the city is not a valuation.
  • No “guaranteed return”, and no escrow called protected while the escrow rail is not live.
  • The number of homes held back is not published — we keep no such count, so a figure there would be an estimate.

The rest of our framework — data, identity, ownership and money
  • Your data stays in the UAEUAE PDPLOur AI runs in-region with zero data egress — your personal information never leaves the country, in line with the UAE PDPL.
  • Identity & AML screeningUN Consolidated listEvery buyer completes an identity check before they can make an offer, and each offer is screened against the UN Consolidated sanctions list and a list of senior public office holders. Wider commercial watchlists, including relatives and close associates, activate with our compliance provider. Wider commercial watchlists — not live
  • Ownership-checked listingsEvery listing comes with a signed ownership declaration from the owner, and permit details are recorded against the property. Automated permit verification with the authorities activates once we have access. Automated permit verification — not live
  • Protected money flowPropDirect never takes custody of buyer funds. Deals are structured to settle through a registered trustee escrow account rather than direct-to-seller, and the escrow rail activates with our trustee partner. The escrow rail — not live

Ask our compliance assistant to summarise exactly how PropDirect protects your deal. Nothing runs until you press it.

This page is not a licence. PropDirect is a pre-launch prototype, and the safeguards above describe our compliance framework rather than a regulator’s finding about us.
